Zoysia is a warm-season grass that goes completely dormant and brown when temperatures drop in fall and winter. In Charlotte's mild Piedmont winters, Zoysia enters dormancy around November and remains brown until spring green-up in April-May. This dormancy period requires modified care strategies to maintain turf health and structure while the grass rests. Unlike evergreen cool-season grasses, dormant Zoysia lawns appear brown for four to five months annually.
As temperatures cool in September and October, reduce nitrogen fertilizer applications to avoid stimulating soft growth vulnerable to freeze damage. Switch to a higher potassium formula (like 15-0-15) in September to strengthen roots and improve winter hardiness. Continue regular mowing as growth slows, but gradually reduce mowing frequency as temperatures drop. Stop mowing once growth virtually ceases in November.
Avoid heavy traffic on dormant Zoysia, particularly if the ground is frozen or covered with ice. Dormant grass doesn't recover quickly from damage. Remove fallen leaves to prevent smothering and disease development. While dormant Zoysia doesn't require fertilizer, no winter applications are necessary or beneficial.
As spring approaches and soil warms above 65°F, dormant Zoysia breaks dormancy and begins spring green-up while cool-season rye naturally declines from heat stress.
